🪖 Rent Payment During Deployment or Extended Leave

If you will be away from Okinawa for deployment, training, or an extended leave, please make sure your rent continues to be paid on time.
This guide explains how to handle rent payments while you are away and what arrangements you need to make before leaving.
🕘 Notify Us for Extended Leave
According to your lease agreement, tenants must notify Saki Corporation if they will be away from the property for more than 7 consecutive days.
This allows us to ensure your home remains safe and in good condition during your absence.
When notifying us, please include:
Your full name and property name/room number
Dates of your absence
Contact person in Okinawa (if any)
How you plan to manage rent payments during that time

⚠️ Important:
Failure to notify the office about extended absences may be considered a lease violation, as stated in your contract.
💴 Rent Must Still Be Paid on Time
Even during deployment or extended leave, rent must be paid by the 5th of every month.
All standard payment rules and late fees continue to apply.
⚠️ Note:
Late fees will be charged regardless of the reason for delay.
Please make sure to set up payment arrangements before leaving.
💡 Payment Options While You Are Away
You can choose one of the following methods to ensure your rent is paid on time:
1. Pay Rent in Advance
You can prepay one or more months of rent before you leave.
This is recommended if you know your exact deployment or leave period.
💡 Tip: Please confirm the total prepayment amount and obtain a receipt before departure.
2. Assign a Representative to Pay on Your Behalf
You may designate a family member, friend, or colleague to make payments at our office while you are away.
Please notify us by email in advance of the representative’s name and relationship to you.
Your representative should:
Visit our office between the 1st and 5th of each month
Bring your property name and room number
Pay the exact amount in Japanese yen
⚠️ Note: Late fees apply if payment is made after the 5th.
3. Set Up GI Bill Pay (Automatic Rent Deduction)
For U.S. military members, the easiest option is GI Bill Pay, which automatically deducts your rent from your paycheck every month.
This is highly recommended for long-term absences or deployment.

🏠 Property Care During Your Absence
While you are away, you are responsible for ensuring that your property remains in good condition.
Please arrange for a trusted person (family member, friend, or colleague) to:
Check the house periodically for leaks, mold, or electrical issues
Report any urgent problems to Saki Corporation
Keep the property ventilated when possible
