If your water heater stops producing hot water or displays an error code, the issue may be related to the gas supply, fuel, or power source.
This guide explains how to identify your heater type, troubleshoot it safely, and interpret Rinnai error codes (the most common brand found in Okinawa).
🧭 1. Identify Your Water Heater Type
Before troubleshooting, confirm which type of heater is installed in your property.
The steps differ depending on whether your unit uses gas, kerosene, or electric power.
| Type | Image | Description | Common Brands |
|---|---|---|---|
| Gas Water Heater (給湯器) | Heats water using city gas or propane (LPG). Most common in Okinawa. | Rinnai, Noritz | |
| Kerosene Water Heater (灯油ボイラー) | Uses stored kerosene fuel in an outdoor tank. | Toyotomi, Corona | |
| Electric Water Heater (電気温水器) | Uses electricity to heat and store water. | Mitsubishi, Panasonic |
💡 Most Saki Corporation properties are equipped with Rinnai gas water heaters.
🔧 2. Troubleshooting by Unit Type
🔹 A. Gas Water Heater (Rinnai / Noritz)
Step 1 – Check the Gas Supply (stove area)
Make sure the main gas valve is open (handle parallel to the pipe).
Test your gas stove — if it doesn’t ignite, your gas supply may be temporarily stopped.
For LPG users, confirm that the tank still has gas and the valve is open.
Step 2 – Check the Gas Meter / Gas Detector
-
Locate the gas meter box outside your property.
💡 For mansion, usually gas meter box is located in a small room next to the entrance door, for detached house depending on location, please look for it.
-
If on the gas detector a red light is blinking (sometimes there's also alarm ringing), gas supply has been shut off automatically.
*Please ensure to confirm the type of gas detector installed at your property.
Press and hold the red reset button until the light stops flashing, then wait 3 minutes before using the water heater.
Step 3 – Reset the Water Heater Remote
Turn off the water heater using the 運転 / 停止 (Power Off) button.
Turn it back on and test the hot water tap.
Step 4 – Check for Error Codes
If an error code appears on your controller (e.g., 11, 12, 16, or 90), refer to the table below.
🔹 B. Kerosene Water Heater (灯油ボイラー)
Step 1 – Check the Fuel Supply
Verify that the kerosene tank is not empty.
Refill the tank if needed.
Step 2 – Restart the Unit
Turn off the unit for 30 seconds, then turn it back on.
If you hear no ignition sound, air may be trapped in the fuel line.
⚠️ If resetting does not solve the issue, proceed to submit a maintenance request
🔹 C. Electric Water Heater (電気温水器)
Step 1 – Check Power Supply
Ensure the breaker is ON and that there is no power outage.
Step 2 – Confirm Heating Schedule
Many electric heaters only heat water during nighttime hours (深夜電力) to save energy.
If no hot water is available during the day, it may automatically reheat later.
Step 3 – Check Control Panel Settings
Confirm that it is not set to Eco Mode or Vacation Mode, which lower water temperature.
💡 If the water remains cold after 24 hours, Submit a maintenance request

Immediately stop using the heater, open nearby windows, and contact maintenance.
